Ultimate Dream Home – Top 5 Criteria to Choose Malaysian Properties

Despite currently trying times, Malaysian property surprisingly experience several new housing launches. To make things more weirdo, the asking price seems to be ridiculously-ridiculous! I saw one ads that promote one of Sime Darby’s properties in Subang Jaya area (named Kayangan Putera, USJ Heights) “2-storey super-link house” (26’ x 80’ & B/U area 2,710 sq.ft) for RM800K!

That make me think, “will that be my dream home?” While driving to Kuantan last weekend for our very-closed friend wedding, abiy & me spend quality time together (while Hafiy & Fahry tido) along the new east-coast highway discussing ‘how our dream home should look like’.

Instead of arguing how the atap should look like (minangkabau or flat modern roof) or how big ruang tamu should be or which Jacuzzi is perfect, we came out with these quick five rules in the quest of searching our ‘ultimate dream home’. If you know any properties that answer all these requirements, pls let us know!

Neighborhood

Our prophet Muhammad once said, “Look at your neighbor before buying a house”. And therefore, this is our main criteria to choose which one will be our dream home. The psychology behind it is probably certain type of people tend to flock together. So that, we can still get the ‘good smell’ even if we don’t used any ‘branded perfume’.

Security will be the main concern then since criminal macam makin banyak je recently. Good neighborhood will at least make us ‘feel safe’, boley tak?

Location

Selangor/ KL area will be our preferred location since we planned to ‘settled down’ here. In decades to come, next-gen adults will be living in the knowledge-based economy. And that opportunity might forced them traveling a lot sharing their knowledge, skills & expertise worldwide; especially if bulk of Malaysian economy still depend on commodities that time.

For that, KL/Selangor will be the best bet for them to at least ‘singgah’ our home while they travel on business trips (from KLIA, ERL, commuter, Putra etc.). We still want to see our kids although they grow ups!

Developer

There are so many ‘project tergendala’ appear in TV every now and then. The economic recession we are currently facing making the matter worse. This “super-failed” housing projects are coming from unknown developer; who only have land but not the expertise of managing projects. They tend to overpay their supplier and so complacent in the beginning of the projects.

We are not one of those brand-conscious people that have a lot of branded stuffs. But when it comes to purchasing a house, we prefer branded developer with super-great track record; hundreds of thousands ringgit at stake here!

Feature

Abiy has ambitious plan to make our dream home as ‘Kampung’ for our siblings. When thinking of it, that plan is not ambitious at all since both of us are anak sulongs. To add the flavor, our parents are also anak sulong (anak second if the first one perempuan)! The idea is to be the “gathering center” during hari raya or family events.

Second to that, we are looking for several rooms too. Hopefully enough to cover our nucleus-family as well as TokMa. Arwah TokPa wants Abiy to stay with TokMa forever instead of typical ‘anak bongsu’ in malay culture. It means that I have to stay with my in laws for rest of my life

Price

Price is definitely an issue, after all we are not one those billionaire or any kind of ‘anak orang kaya’. But we don’t make price tag our the first criteria for reason.

When we put the price tag first, it usually inhibits us from dreaming and thinking big, usually with the popular ‘property advise’ – beli sekarang nanti rumah makin mahal.

We like dreaming of what going to happen to us and let the nice feelings sink in. Once we are back on reality, we’ll start thinking the ‘how to get there’ part. That way, we let our emotion driving our motivation moving forward. Along the process, we enjoyed what we are doing, making it better and get what we want!

    – easy access road. tkmo la nk sampai rumah jln berbelit2. pening kalau org nak datang nnt.
    – dekat ngan surau/masjid – dpt dgr azan berkumandang
    – ada playground – senang anak2 dpt main
    – near to family/relatives. – tkmo la duduk jauh2, if anything happen we wont be too far to reach

    2. Size
    – spacious – but it comes with a big price tag (why?why?). need to be spacious, ada skit tanah utk berkebun/anak2 nk bermain :

    3. Neighbourhood
    – sgt penting utk mempunyai kawasan kejiranan yg baik. tapi agak sukar kalau jiran2 pun ‘muda2’ like us yg masih mengejar masa bekerja etc, dan akhirnya tak kenal pun sesama jiran

      on location, mmg amat important to be dekat dgn adik-beradik or anak beranak. org zaman skng bukan mcm dulu, beranak belas2 orang. skng avg dalam 3/family (senang masuk kereta). kalau sakit and dok jauh2 nanti takdak org dtg jaga. This remind me time arwah FIL I sakit leukimia.

        setuju dengan dekat dgn masjid/surau.. mmg betul ..best dengar azan tiap hari.. hubby pun senang nak pergi jemaah.. at some places in penang.. you couldn’t hear azan!!! beriya terjenguk2 nak tau dah buka posa ke belum

    My take on this ye. Agak susah to fulfill all 5 criteria. Price should not be the main reason for buying a house, but it has to serve as a ‘gate keeper’ for your stage gate process in selecting a house.

    For example, set a target such as RM500 K. The target doesn’t have to be what you can currently afford. You should do a back of the envelope projection of what you’ll be able to afford in say 10 years time. Include things like x% increment per year and RMx more in monthly spending because of whatever reason.

    So once you have that, go to your number one criteria. Say, location: tgk tgk, kat area tu, all the houses are like waaaaay above your target spending amount. So sah sah boleh potong dari list.

    Also, Savings – Downpayment = 6 months expenditure. And of course using EPF money is never a good idea. But I guess you know that already since you are MommyFinance…heh.

    What we did is secure a plot of land kat this one place to be developed once we can afford it. For now, beli apartment kecik sahaja…heh.

      there are 2 ways to approach financial target. most people use the ‘fixed income’ approach by projecting income & typical investment. this is good becos probability nak reach that financial target will be so close. but also limit our imagination.

      for this dream home, i like to use ‘fixed dream’ approach. meaning I kena tau dulu ape yang I nak and when. then carik la cara nk utilise whatever resources yg I ada ‘to get there’. It push me to think out of the box and get out of conventional thinking, or else, I won’t ‘get there’.

      I just enjoy creative thinking

    heheh.. dedulu suka gak berangan.. nak banglo kayu yg at least ade 10 bilik… senang adik beradik nak balik.. tak per seme bleh dok sekali.. pastu, area banglo plak dekat dgn lembah, ade sg, air terjun, dusun sendiri.. dekat jugak dgn pantai.. then selain ade dusun ade gak ladang kambing, lembu.. heheh, tanah sekangkang kera tp memacam tingin di buat… tp bila adik-beradik belah mak dok berantakan berebut tanah mak.. so tinggal angan2 jer lah..

    rumah skrg ni walau kecik, 3 blik & 2 bilik mandi.. tak larat juga nak maintain & nak bersihkan.. bila adik2 balik & bermukim 2,3 hari terasa rumah cam sempit sbb kena tidur kat hall & berimpit2.. tp meriah…

    memndgkan dah tak leh nak buat duit sendiri.. so berpuashati lah dgn apa yg ada.. nak bayor ansuran bulanan pun letih gak..

      tu la kakyong, bab2 harta pusaka ni mmg susah. Last2, Amanah Raya yang collect sume harta pusaka ni sbb semua orang tak dpt nak agree. then Amanah Raya buat Kondo and jual RM500K setiap satu. That’s what makes Amanah Raya one of the most profitable company in Malaysia.

      Free Land = Free Cash.

      Anak beranak gak yg susah…

    saya suka rumah yang sgt spacious – bilik air style ade jacuzzi oke. pastu compound mesti luas. bleh buat gardening. ade kolam renang. kalau bleh banglo. lagi ape eh..

    setakat ni tuh aa. tapi rumah yang saye baru beli, takde semua tuh. kui kui

    so far our criteria of choosing a house
    1. location – top priority.. everything shud be close by
    2. not too big – hubby truly believe i cant handle a big house – ergh.. so many space to polish
    3. facing sunrise – for whatever reason, i just love sunrise
    4. security – so far, what we know is the most secure housing is either a condo, or gated housing
    5. of course i want a BIG kitchen

    i know you said it shud be a dream house 😛 heheh but i really not allowed to dream on too much.. for sure cant really get what I want – cant afford.. but everybody is afford to dream rite????? 😀

        sunrise has a very fresh feeling.. while sunsets menyakitkan and cabinet boleh luntur kaler :P… imagine nampak the first slit of sunshine of the day.. esp kalau on a high rise residential.. the sunshine peeks just at your eye level.. mashaallah.. thats beautiful

    Rumah idaman saya??

    Emm..I think more or less I’ve got one oledi..not a mansion or bungalow tp terrace house 22 x 70 aja..

    Neighborhood mmg tip top..most of them Malay community yg educated, dekat dgn Masjid, ada playground, dkt dgn shops, petrol station, eatery, semua facilities ada. And the house come with alarm system too..

    Location wise, rasanya strategic dah..not far from office, near Putrajaya so urusan2 kerajaan sonang ya nak pegi..higway plus pun dekat. Nak balik rumah parents, just 30 mins away..tp berlainan negeri..heheh

    Developer pun ok gak..sbb project bwh kerajaan negeri yakni PKNS..

    Features pun ok gak..bilik2 spacious, living room pun..pendek kata tak payah buat renovation pun dah ok utk small family like mine.

    And the price masa beli tuh, time tu rasa mahal la. this is 5 years back..tp we all korek gak sikit2 simpanan, because its our dream house and dream location! Now the current price has skyrocketed in case we want to sell it, but i don’t think so!

    So dimanakah rumah ku itu?? Seksyen 9, BB Bangi!

      yes i agree with u ida-z.. Bangi mmg nice, good neighborhood, jiran2 mostly educated, byk taska/tadika, shops .. setuju la point2 u tu. My MIL kat Seksyen 3..terfikir gak nak beli 1 rumah kat Bangi, but it will be too far for my husband to go to work (for now la)..
      Kak along, saya & Azhar beli rumah from our parents dlm keadaan rela-terpaksa huhu.. tp alhamdulillah, kalau based on criteria kak along tu kejiranan kitorang mmg dah elok (tinggal kita je la nak bercampur ke tak), rasa secure walaupon takde alarm n bukan gated community (jarang berlaku kecurian), location mmg nice, ye la Azhar ke ofis naik bas literally depan umah sampai ke depan ofis for rm2 pegi balik..ofis saya je la jauh dr umah 😛
      Pasal developer mmg takyah risau sbb rumah siap..
      Tp tu la.. bukan rumah baru kan..ada la rosak sana sini
      Feature n price, okay la for our small family..mampu la dibyr dgn gaji sekarang.
      In few years time, kitorang plan nak carik rumah baru and rent out this current house. Doa2kan la ye 🙂

    lyna cakap pasal rumah sime darby yg u tulis diawal entry yg harga ridiculous tu kan, at 1st memang i rasa ridiculous bile baca iklan tapi bile i gi show house die memang patut harga die camtu, cos sime darby dah siap pasangkan aircond setiap bilik, lantai tingkat atas sume timber wood, kitchen kabinet dah siap pasangkan, master bed room superb, bilik air cantik giler siap ade bath tub, even plug die pun exclusive yg style besi tu. byk la lagi yg diberi…

    Bile dah view rumah baru i rase puas hati dengan harga die….
    rumah tu die nye target market utk husband and wife gaji sebulan min 15k sebulan. kawasan tu pun akan ade club house. Rumah sime darby finishing memang SUPERB!

    Disebabkan suka finishing sime darby i pun beli rumah sime darby tapi bukan yg i ckp diatas tu….

      rumah sime darby mmg terkenal dgn finishing yg cantek. actually, not only sime darby, SP Setia pun one of the best township developer kt Malaysia nih. after all, that will be the only way untuk attract buyer. kalau location jauh and rumah pun tak cantek, sure org taknak beli punya.

      btw, you mean umah yang u duk skg ke yaya? ke beli umah lain?

    Sime darby tu tahun depan punya rumah, ngehehehee…. rumah yg dok sekarang sp setia punya….

    atau, pusing2 dengan husband, sambil tengok2 kut2 ada rumah yang berkenan..

    hi, actually i baru dpt my dream home…b4 this is hard to find…about 1 year im searching….lucky i found it, masa i beli rumah tu memang dah hampir siap then tak banyak yg tinggal but stil buy under developer lagi la…for me masa i cari2 dulu…semua jenis rumah i jelajah dr range rm200k hingga 3.8m…biar luas pandangan baru conggak2 ikut budget sendiri…ehhehe satu lagi the famous developer tak semestinya hasil kerja bagus but good compared the others yg tak nampak bayang rumah then duit dah beriban2 tertabur…my s.i.l house under sime darby developer finishing hancus, licking, cracks, ceiling runtuh and so on…and mine as my s.i.l neighboor having minor problem pintu kaca sopek la, dinding tak rata, tile lain color…ke i;m so cerewet…but of course cerewwet bukan harga dpt rm10 hinggitkan hehehe …so my conclusion it depends on ur rezeki n luck la which is the best that GOD realise u to have it, live in Peaceful & selamat…

      maybe it depends dgn harga rumah tu jugak kot. kalo teres yg margin profit drg ckt, maybe drg kurengkan kualiti. mcm skng ni rumah2 sime darby byk dh mahal2 giler wolopon location wise seems to be not really strategic (compared to its price la). to compensate that, they start made-up dgn finishing so that biler org dtg tgk they think the price is ‘ok’.

      my family in law ada gk bli rumah teres sime darby kt pasir gudang. ada gk r ckt2 prob tp drg ok je becos the pricing consider ‘cheap’.

        kalo u nak lebih detail org complain banyak giler dlm forum putra height, putra avenue…hehehe…mcm2 ada…lagi satu u try la masuk forum pasal rumah2 ni good la banyak leh dpt idea…hehehe, ye la betul gak tu kalo dah rumah harga 3m takkan finishing mcm haparak..hehhehe…but enviroment the best la but i still tak puas hati dgn finishing diorg hehehe

    1-malay , muslim neighbourhood,
    2-area is urban..shah alam, putrajaya
    3-developer- tip top punye.mcm sime darby, mah sing ke, PKNS ke..
    4- house – landed & spacious.ada laman.xsuke condo.dream house mstila banglo.hihi.tp mane mampu.double storey ok.syukur3 if dpt beli..tu pon da mhl..
    5- feature – modern house.huhu.interior design superb!

    fuh, bab2 berangan ni mmg teror!
    tp tulah impian kami..hrp termakbul…

    skng ni makin byk org yg buat property investment jd property speculator. quite honestly, I sgt tak percaya value jelutong can go that high. tp yela, sime darby ni pandai. rumah dh tau jauh kL and tpt yg masih belom really developed, drg touch-up finishing bg bayek punya bg sedapkan hati. same goes to SP Setia kt setia eco-park i guess.

    sbb tu kdg2 pk alang2 dh rmh skng sume mahal, baik carik sekitar kL jek. komfem value naik meluap2 nanti. kalau value dh double, jual rumah tuh and beli le banglo yg jauh kL ckt (sbb normally murah) and dok je diam2.

    talking about price, it depends on your strategy. sgt tak logik tgh krisis skng ni harga rumah tak jatuh2. even kLcc pun value dh drop by 20-40%.

        yup, yg heran lg, dh la hrga tak jatuh, tp sales asyik abes jek. kdg2 jugak, org property ni buat komplot jugak. ramai2 hold harga and tgk market dulu. kalo respond hancur baru turun. masalahnya la plk, org beli je. this kdg2 makes me hate property! aw

    1.wajib ada tanah! i nak tanam byk sayur kat belakang umah..pastu anak leh main camping2 kat laman sendiri…

    2.neighbourhood kena ok..main sume buat hal sendiri..umah jiran sebelah kena rompak pon tak tahu naya plak..

    3. Budget kena sedang elok la ngan income kami..dapat teres atau semi-D yg ade laman luas pon ok!

    Baru pindah rumah last year… nak kata dream house.. oklah.. sebab masa beli 5 years back… tak tahu langsung pasal property nie.. main beli jea.. Our mistake la …
    Pernah gak terfikir nak beli beberapa rumah untuk investment tak pun duduk di Denai Alam.. tapi terfikir jauh dari KL dan boleh jual ker? Harga beli pun dah RM400K….
    So far at last duduk situ..
    1)Location wise .. ok jugak cuma sebelum nie duduk KD, dah biasa dekat dengan IKEA :),facility yang dekat., dah biasa journey tak jauh sangat dari office yang di KL tu.. so terasa la tak best masa mula2 masuk…. tapi dah lama ok juga sebab dah tahu jalan cilok2 nak ke KL… 🙂
    2) Surau dekat dengan rumah.. azan subuh boleh dengar dari rumah .setakat nie jiran sebelah rumah, depan rumah melayu.. sebelah kanan belum masuk lagi tapi bukan melayu
    3) Rumah tak la besar mana… 20 x 70 jea…. tapi dah renovate dapur.. dapur mmg spacious ….
    4) Ke Putrajaya dekat jea.. so oklah kalau kene ke sana… kalau office tukar ke sana..

    Setakat nie alhamdulilah… ada extra money boleh tambah mana2 yang patut..
    tapi tak tahulah kalau ada rezeki lagi beli rumah lain plak.. 🙂

    Along..I’ll say Bangi is the best.
    1.Location & Neighbourhood – Ramai Muslim Melayu yg mid income with high intellectual/professional background yg suka kpd agama.Surau & Masjid yg byk,kuliah pon byk. Sekolah & universiti ada. Kedai mkn pon byk.Kedai/pasarya pon byk.Semme major bank ada kat Bangi.Accessible through toll dll..best woooo
    2.Developer – ok sbb byk kat sini JV dgn PKNS,jd chances nak terbengkalai tu rendah.Lg satu kat bangi nih, kalu naik jer umah,insyaAllah..ader ajer yg beli, bahkan Mawi pon ddk bangi
    3. Price – ok laaa..utk along gaji ribat2,consider bole la tahan.
    4.Feature – utk gather2 ramai2 ms raya pon Ok sbb senang nak dtg ke Bangi.ada highway apa..
