Platinum Victory 2 Review

We went to Platinum Victory sales opis the other day, saje nak usha2 rumah. Keciwa gk bila tgk sales opis die yg betul tutup tapi pak guard tu soh g ke corner lot kedai PV7 utk g ke marketing office platinum victory. Nama je marketing office, tp lopong abes la weh. No banner or brochure untuk tgk2 or even satu model rumah pun tadek.

Then kitorg jumpe la dgn Sr Marketing Exec dia utk brief psl projek PV2 nih. Dia ckp, PV2 sebenor nye tak launch lg, maybe Q1/Q2, 2010 baru officially dilancarkan. Tp, 80% of the 700+ unit dh kena booked!

Abiy bgtw org sales tu “do u know we r now in recession? these ppl only book but never buy. if you give me the best unit at old price, i can write a cheque now & signed the SPA tumoro”, huhu. ganas2.

I’ll share what I think about this new condo.

General Overview

Immediate neigborhood banyak rumah kos rendah. Jurang harga perumahan yg besar boleh menyebab ketidak-seimbangan socio-penduduk. Tp since pv condo punya security consider good (security access pass), so maybe tak payah takut la kes pecah rumah.

Accessibility pun boleh tahan; walking distance to Putra LRT Tmn Melati & just sebelah MRR2 punya toll-free highway. Immediate facility pun ok since banyak gila kedai kt depan condo-condo pv nih. Kalau nak g shopping mall, then have to drive to Alpha Angle, Jusco AU or new Wangsa Walk la.

Walaupun sekolah exactly opposite PV7 (lot kedai yg baru siap kt belakang condo PV), I don’t think sekolah tu boleh cater budak-budak kat PV. Total condo kat PV is almost 4000 units! (including PV2 nnt). I don’t see any plan untuk besarkan sekolah tu or build another one anywhere there. Kalau sesapa tahu, sila share…

The Final Platnum Victory in Melati?

PV2 should be the last masterpiece untuk company Platinum Victory kt Melati ni. Normal developer biasanya akan price-up the last plot selepas condo-condo sebelumnya laris dijual. But the smart one, akan letakkan the last piece of land kt tpt yg paling strategik untuk keuntungan maksima. But not with this PV2 la…

First, this PV2 is facing MRR2; kalau beli rumah yg rendah sgt maybe akan terganggu dengan bunyi kereta laju yg lalu-lalang waktu siang. who knows one day MRR2 akn jd mcm Federal Highway, bumper-to-bumper jam and bnyk bunyi hon. I can’t enjoy my 1-day weekday leave at home la kalo cemtu.

Secondly, not enough of ‘good view’. Yg ngadap Cemerlang Height tu boleh terbakar kalo dok rumah waktu petang sbb matahari petang yg sgt terik. Dhla keja penat2, balik2 kena matahari panas pulak. Unit yg ngadap PV5 (belakang PV2) pulak boleh langsung tak kena cahaya matahari & angin. I dun mind kalau kena pakai dryer, but no air-circulation at home?

Weird Pricing Structure

Memang pelik. Just imagine unit yg dapat pool view lagi murah daripada unit yg kena ngadap blok lain (PV5 & PV3), what the???. The way they make it, sgt menguntungkan untuk pembeli yg awal (biasanya org dalam) sbb dpt great unit and at discounted price. Or me yg tak puas hati sbb tak tahu awal? huhu..

If You Want to Buy

Yeah, manader perfect property that come without weaknesses, kan? Kalau compare PV2 dgn PV-PV yg lain kt Melati nih, mmg ler mahal; harga pun from RM320k (free 1 car park & tambah RM15k for another car park). I think masa drg launch the first PV, only RM180k, like 5 yrs ago.

Tp kalau compare 3Residen by Sime Darby, way much cheaper la (albeit different class already); i think new blok B is from RM500k now.

If I still remember correctly, ada 2 jenis layout (3r2b & 4r2b) untuk 3 keluasan yg berbeza (1500sqft, 1450sqft, 1313sqft). For own stay, try get the bigger size sbb mostly located at corner; very cosy & nice view.

For investment, I think 3r2b for 1313sqft is good enough for family stay. 4r2b dh byk sgt kt PV nih, kind of over-supply to me if you targeting TAR students; unless you are targeting org bujang yg baru datang kL la. I malas nak urus sewa pakai bilik2 nih. Satu kepala nak air-cond, lagi 1 kepala nak water-heater; tp dua2 kepala taknak byr lebih, potong kepala korg baru tau, HaHa…

And don’t forget to buy another 1 car park sbb its entrance is facing Bomba. So kalau Bomba buat report ke DBKL sbb tak dpt keluar becos kereta park kt luar condo, get ready to get fined. Kalau you tak pakai car park tu lg, you can rent it; abt RM150/mo or 12% return on your parking purchase!.

Btw, you can still get KL City view kalau untuk unit yg facing PV5 23rd floor and above. Cuma each floow is additional RM1k la. tu pun up to level 27 je. 28 & 29 reserve for penthouse.

So what u think, ok ka ini condo?

Hai nk tanye sikit pada sesape yang dah beli unit kt pv2 ni. Dapat diskaun 5% tak? Kalau yg dapat tu calculation harga tolak 5% dan tambah balik 15k utk parking space. Sama x?

tapi rega dia mmg agak mahal la….my fren ada beli umah kat wgsa villa n amik contarctor luar murah skit rega n keje pun ok…tapi advantage amik ngan dev, senang la…tapi end up i xamik sbb kena amik the whole package…ada certain thing i dun think necessary to add…

Wah projek simedarby & sunway. Untunglah owner PV Melati kalau ada spill effect to PVs value. Project Quarza pn dekat2 area situ ke?

Anyway, website PV macam xberapa detail sgt utk project2 dia especially PV tmn melati ni. Gambar2 di PV2 pn tag die Lake City condo gallery. Mengconfusekan. Illustration pn macam PV2 ni the only high-rise walaupn sbnanye die last phase.

Apa facilities provided utk PV2 ni? And berapa maintenance fees & sinking fund utk PV2 ni?

Actually utk PV2 ni je yang macam kurang info. PV6 & PV8 ada je tulis facilities, etc2. Sebab ni last phase so dev over-confident dengan sales ke. Ataupn the whole PVs Tmn Melati will be sharing the same facilities? Anyone knows?

Maintenance is 15 sen per sqft. Sinking fund is 10% of maintenance amount kot.

Facilities biasa – gym pool etc.

No tennis court tho.

Comfirm ke 0.15 psft? Not 0.20 ? Facilities sama macam di PV Lake City ke? Too bad tak ada tennis court coz other apartments ada yg siap dengan basketball court.

Total units kt PV Tmn Melati ni sebenarnya takdelah smpai 4000++.
PV3 475 units + PV5 475units + PV6 415unit + PV8 600units + PV2 700units = 2600 units ++. Still consider high-density tapi +point easy access to MRR2 + walking distance LRT. Btw dengar cerita Ikea akan bukak dekat2 area ni betol ka?

Saya baru bayar deposit RM5000/- untuk beli unit condo di Ampang berhampiran Taman Nirwana (dekat LRT Star Tmn Chempaka) bernama D’Pine berkeluasan 1656ft2. Harga after bumi discount/rebat RM560K++. Satu parking lot sahaja. Status leasehold.

Unit yg saya beli kat PV2, keluasan 1500ft2, harganya RM348K after bumi discount with 2 car park. Status: freehold.

Apa pendapat anda; yg mana lebih baik for long term investment for both capital appreciation and rental.

Bile beli PV2? Floor berapa? Mesti early-buyer kan dapat harga mcm tu.

Rasanye macam D’Pine lebih pada own-stay. Tak familiar sgt area Tmn Chempaka. Capital appreciation susah nk predict. Tp depan PV2 project Sime Darby dah nak mula. Tunggu masa je utk launch rasanya.

First consider mana yang lebih convenient utk ke tempat kerja. Second berapa budget untuk beli. Rasanya harga psft PV dengan MSQ tak sama.. Most importantly pergi tengok sendiri site location / showhouse dua2 development. Org boleh komen macam2 tp yang akan membayar adalah diri sendiri. Just my 2 cents~

Saya dah 4 tahun tinggal di PV6… masalah sepanjang tempoh tinggal di sini ialah habuk yg terlalu byk.. saya duduk kat 7th floor… saya ingat rumah saya tak cukup tinggi sebab tu habuk byk. tapi bila saya pegi rumah kawan saya di tingkat 17 PV6, rumah dia pun berhabuk teruk!
dari segi keselamatan…walaupun ada guard..kes pecah rumah masih juga berlaku..tapi tak berapa serius la.. kereta kalau boleh jgn lebih dari jumlah parking bay anda ada..kat luar tak selamat…byk kejadian pecah kereta..saya pernah kena!
DBKL memang akan dtg saman tiap2 minggu…biasanya penguatkuasa DBKL akan dtg hari Selasa dengan meninggalkan “surat cinta” kat wiper kereta yg letak kat tepi2 jalan.

Unit u yang berhadapan MRR2? Kalau bertentang jalan biasanya memang lebih cepat kumpul habuk. Dan habuk naik keatas jadi makin tinggi makin teruk habuk rasanya. Lagi satu mungkin habuk tu sebab pembinaan2 (pv2, sime darby) yang masih dijalankan kot. Wah betul ke banyak kes pecah rumah? Ikut pintu depan atau ikut tingkap/verandah?

Baru pergi ke sales office metropolitan square dsara perdana.. Built up 1095 sft harga after bumi disc rm600k.. Super duper expensive.. But the aminities are GREAT.. Very near with ikea, the curve n upcoming empire damansara mall. Just next to MSQ.. Akan ke site location pv2 this weekend..

Staff situ ada bgtau developer mmg mahu jadikan damansara perdana as next Mont Kiara n Hartamas.. Thats y price kat situ crazy.. Ada satu soho kat dsara perdana jugak ( empire city ) di jual rm900/sqft. Crazy price.. N for msq i think still affordable..

empire damansara launched tahun lepas only RM500/sqft, takkan dah RM900/sqft in a year? and it takes a lot la to be next MK/hartamas, bukan stakat nak naikkan harga je. lack of expat quality facility this area; esp international school. the only area yg betol2 i think expat dtg this part of KL is Desa Park City, Kepong.

u can get RM650/sqft kt Sinaran TTDI on secondary market; freehold + facility + nearby MRT.

PV2 construction dah sampai floor 25+ dalam masa 6-7 bulan (Mei 2011 rasanya baru piling or groundfloor kalau tak silap). Memang sangat pantas pembinaan berbanding projek Saville berhampiran. Semoga kualiti (workmanship) tidak dikompromi dalam proses menyiapkan projek ini. Mungkin siap dalam tahun ni tak?

If not mistaken the current shoplot itself also known as PV1. Don’t think they can simply demolish the whole block if they already sold it (unless they owned it by themselves and just rent it. not sure about this).

I met a malay lady who owned a restaurant at one of the shoplot facing the school, she told me that she bought her shoplot of about RM 1 million (3 strorey) from Platinum Victory…..i don’t think it would be demolished for new development if it is already has the owner…

Good to know this. Now just left the garden + sales office. Hopefully they won’t develop this small parcell of land once pv2 complete. It will be better if they build some sort of extensive clubhouse instead for residents. Wishful thought~

hi eveyone,just like to share my views on platinum 2. i bought a corner unit 26th flr 1500 sqft. was quite amazed that the construction was fast coz just paid for d installing of electricity wiring. if u can find a unit for sale get one quickly before d construction of sunway montana villas n semi d. coz d price will go up. i ve been living in this area wangsa maju,setapak n setiawangsa n ve seen d developement of condos r rising rapidly due to d location n lrt. i ve a unit in seri maya which is d best investment for expat .easily u can rent it out with a good rate .hope i can meet u all someday in platinum 2 he he .ciao

Construction reaching the roof level of the building. Sky-roof most likely comfirmed built, just not sure it will be decorated with garden or not. Excellent choice indeed. Congratz to all PV2 buyers~
