We went to Platinum Victory sales opis the other day, saje nak usha2 rumah. Keciwa gk bila tgk sales opis die yg betul tutup tapi pak guard tu soh g ke corner lot kedai PV7 utk g ke marketing office platinum victory. Nama je marketing office, tp lopong abes la weh. No banner or brochure untuk tgk2 or even satu model rumah pun tadek.
Then kitorg jumpe la dgn Sr Marketing Exec dia utk brief psl projek PV2 nih. Dia ckp, PV2 sebenor nye tak launch lg, maybe Q1/Q2, 2010 baru officially dilancarkan. Tp, 80% of the 700+ unit dh kena booked!
Abiy bgtw org sales tu “do u know we r now in recession? these ppl only book but never buy. if you give me the best unit at old price, i can write a cheque now & signed the SPA tumoro”, huhu. ganas2.
I’ll share what I think about this new condo.
General Overview
Immediate neigborhood banyak rumah kos rendah. Jurang harga perumahan yg besar boleh menyebab ketidak-seimbangan socio-penduduk. Tp since pv condo punya security consider good (security access pass), so maybe tak payah takut la kes pecah rumah.
Accessibility pun boleh tahan; walking distance to Putra LRT Tmn Melati & just sebelah MRR2 punya toll-free highway. Immediate facility pun ok since banyak gila kedai kt depan condo-condo pv nih. Kalau nak g shopping mall, then have to drive to Alpha Angle, Jusco AU or new Wangsa Walk la.
Walaupun sekolah exactly opposite PV7 (lot kedai yg baru siap kt belakang condo PV), I don’t think sekolah tu boleh cater budak-budak kat PV. Total condo kat PV is almost 4000 units! (including PV2 nnt). I don’t see any plan untuk besarkan sekolah tu or build another one anywhere there. Kalau sesapa tahu, sila share…
The Final Platnum Victory in Melati?
PV2 should be the last masterpiece untuk company Platinum Victory kt Melati ni. Normal developer biasanya akan price-up the last plot selepas condo-condo sebelumnya laris dijual. First, this PV2 is facing MRR2; kalau beli rumah yg rendah sgt maybe akan terganggu dengan bunyi kereta laju yg lalu-lalang waktu siang. who knows one day MRR2 akn jd mcm Federal Highway, bumper-to-bumper jam and bnyk bunyi hon. I can’t enjoy my 1-day weekday leave at home la kalo cemtu.
Secondly, not enough of ‘good view’. Yg ngadap Cemerlang Height tu boleh terbakar kalo dok rumah waktu petang sbb matahari petang yg sgt terik. Dhla keja penat2, balik2 kena matahari panas pulak. Unit yg ngadap PV5 (belakang PV2) pulak boleh langsung tak kena cahaya matahari & angin. I dun mind kalau kena pakai dryer, but no air-circulation at home?
Weird Pricing Structure
Memang pelik. Just imagine unit yg dapat pool view lagi murah daripada unit yg kena ngadap blok lain (PV5 & PV3), what the???. The way they make it, sgt menguntungkan untuk pembeli yg awal (biasanya org dalam) sbb dpt great unit and at discounted price. Or me yg tak puas hati sbb tak tahu awal? huhu..
If You Want to Buy
Yeah, manader perfect property that come without weaknesses, kan? Kalau compare PV2 dgn PV-PV yg lain kt Melati nih, mmg ler mahal; harga pun from RM320k (free 1 car park & tambah RM15k for another car park). I think masa drg launch the first PV, only RM180k, like 5 yrs ago.
Tp kalau compare 3Residen by Sime Darby, way much cheaper la (albeit different class already); i think new blok B is from RM500k now.
If I still remember correctly, ada 2 jenis layout (3r2b & 4r2b) untuk 3 keluasan yg berbeza (1500sqft, 1450sqft, 1313sqft). For own stay, try get the bigger size sbb mostly located at corner; very cosy & nice view.
For investment, I think 3r2b for 1313sqft is good enough for family stay. 4r2b dh byk sgt kt PV nih, kind of over-supply to me if you targeting TAR students; unless you are targeting org bujang yg baru datang kL la. I malas nak urus sewa pakai bilik2 nih. Satu kepala nak air-cond, lagi 1 kepala nak water-heater; tp dua2 kepala taknak byr lebih, potong kepala korg baru tau, HaHa…
And don’t forget to buy another 1 car park sbb its entrance is facing Bomba. So kalau Bomba buat report ke DBKL sbb tak dpt keluar becos kereta park kt luar condo, get ready to get fined. Kalau you tak pakai car park tu lg, you can rent it; abt RM150/mo or 12% return on your parking purchase!.
Btw, you can still get KL City view kalau untuk unit yg facing PV5 23rd floor and above. Cuma each floow is additional RM1k la. tu pun up to level 27 je. 28 & 29 reserve for penthouse.
