Pembinaan rumah teres setingkat makin pupus. Pemaju rasa demand rumah teres 1 tingkat ni tak banyak. Situasi tanah semakin kurang dan harga hartanah yang semakin mahal saban hari menyebabkan demand rumah teres untuk 2.5 dan 3 tingkat semakin mendapat sambutan super-hangat.

Sebab dah tak banyak rumah setingkat yang baru, demand untuk rumah second hand jenis ni semakin kukuh. Kebanyakan demand rumah teres setingkat di bandar ni ialah warga emas. Mereka suka sebab saiz tak besar sangat (so senang nak kemas), rumah landed (tak larat dah nak panjat kondo), dekat dengan rumah anak-anak (makin banyak kes kecemasan di usia senja) dan harga (sewa & beli) masih murah berbanding teres 2-tingkat (perlu jimat lepas dah pencen).

After some survey, I find this rumah teres setingkat very interesting. Pertama sebab lokasinya yang strategik di kawasan Damansara. As you know, this part of Selangor very well connected to major highways. Kalau disewakan kepada warga emas, probability untuk mereka duduk berdekatan rumah anak-anak mereka lebih tinggi (as so many housing coming up kat kawasan Damansara ni).

Kedua, ia terletak berdekatan dengan pelbagai kemudahan. Within walking distance untuk beli barang-barang dapur di kedai (400m away) & pasar besar (1.3km away) terdekat, beribadah di masjid (150m away) yang penuh dengan aktiviti keagamaan dan juga riadhah di taman rekreasi (150m away) yang very well-maintained. These are the strongest points sebab it involves kehidupan seharian. Lepas subuh berjemaah boleh terus jogging ambil fresh air di taman. Lepas mandi & dhuha boleh beli barang nak masak di kedai berdekatan. All within walking distance.

Since rumah teres setingkat ni is just 2km away from hospital, apa-apa kecemasan hal-hal berkaitan perubatan lebih mudah diuruskan; hospital swasta la tapi. Hospital kerajaan terdekat is about 6.2km away. In fact, hospital kerajaan ni is one of the best in Selangor. Kalau bosan duduk rumah and feel like shopping or just nak lepak kat bookstore baca buku for free, the shopping mall is just 2.7km yang paling dekat and lagi satu 4.2km away. These two shopping malls already the best spots in Selangor.

For rich retirees, Golf Course is practically on the door steps. Tapi dia punya entrance tu like 3.7km away.

Public transport? Unfortunately takde train yang walking distance. The nearest train station is 7.2km away. Tapi perkhidmatan bas RapidKL ade la. The nearest bus stand is 300m daripada rumah tu. Since warga emas dah tak kerja like normal office hour (except maybe some part time yang flexible hours), either drive sendiri, guna driver anak mereka or just naik bas to office make urgency nak dekat train not there; melainkan ade cucu yang nak duduk dengan atuk neneknya la.

Convinced this particular house is so perfect? Tapi kat mana pulak la rumah ni?

It is rumah setingkat di Tmn Tun Dr Ismail kawasan Datuk Sulaiman (GPS 3.146711,101.630668) or Abang Hj Openg:
1. Kedai terdekat = Presto Lorong Datuk Sulaiman
2. Pasar Awam Besar terdekat = Pasar Besar TTDI
3. Taman Rekreasi = Taman Rekreasi Lembah Kiara
4. Hospital swasta = Damansara Specialist
5. Hospital kerajaan = Universiti Malaya Medical Center
6. Train station = Putra Kelana Jaya
7. Shopping mall = One Utama & Mutiara Damansara
8. Golf course = KLGCC (KL Golf & Country Club) & KGPA
9. Bas RapidKL = U82 (Bandar Utama – KL Sentral)

No, its not so perfect. Mainly sebab rumah ni dah berumur. So can expect numbers of repair jobs unless dapat rumah yang sudah di-renovate. Secondly, it’s not gated & guarded area. So security issues can be an argument. But the good thing is, community activities banyak jugak that can make the whole neighborhood supporting each other.

Sebab the demand is so strong (rental RM1.7k), harga rumah ni is around RM550k; quite expensive. The good thing is on average harga naik 7.7% per year for the past >25 years! In other words, harga rumah ni dah naik >6x ganda. Since dah takde rumah setingkat kat kawasan ni, demand is expected to rise as orang tua sekarang ni pun makin panjang umur. Maybe sebab ni, sangat susah nak dapat rumah ni up for sale. Kalau ade, please let me know.

You think I said rumah teres setingkat ni bagus sebab paling mahal? Of course not. Rumah teres setingkat paling mahal so far is actually kat Bangsar. I think now asking price kat sana about RM750k intermediate. But its lack of taman yang hijau makes it little bit not so perfect untuk warga emas.

p/s: sharing this to give you idea macam mana I analyze property to invest.
Super-key-point, cari niche market to tap then look for property in-demand yang sesuai; NOT the other way around.
