Model Ekonomi Baru 2010 by Najib – My Quick Insight

By | April 1, 2010

Semua org pn sibuk dgn New Economic Model ni. Before its too let, just sharing my shallow thoughts. Hopefully ini sedikit sebanyak membantu kalau you nak buat apa-apa investment decision in near future.

Government and EPF to jointly develop 3,000 acres of land in Sungai Buloh that will produce activities worth RM5bil

I think ni akan cover MRR2 extension, more commercial centre & makin banyak rumah in Sg Buloh area. Kalau betul-betul jadi, rumah kat area Bukit Rahman Putra, Desa Coalfieds or Saujana Utama mmg dpt direct benefit kot. Tempias nyer pulak maybe kena Kota Damansara, Denai Alam & Subang Bestari?

Rumours utk develop Sg Buloh ni mmg la sgt dh lama. If my memory still ok, sejak zaman Mahathir lagi. Mcm title tanah dah tukar from pertanian to residential, kilang2 (buat kaca kot) tepi jalan MRR2 pn dh jd lot kedai & Guthrie highway suddenly naik out of nowhere etc.

But one thing yg gov & EPF kena buat is cari jawapan apa yg Sg buloh ade yg other parts of Klang Valley takde. Without strong answer to this question, jgn fall prey to this investment propaganda yet.

EPF will be allowed to invest more money overseas to get better returns

EPF should be investing overseas by now. EPF ade RM360bil and about RM80bil duit invest kat Bursa. So, masalah EFP is byk sgt duit tp tak cukup tempat nak invest kt bursa (sbb maybe tak cukup byk syarikat yg betol2 berkualiti untuk dilabur). Up to 50% drpd dagangan hari2 kt bursa pun EPF punya.

Tp ada jugak yg risau akan risiko pelaburan luar Negara. But I think, EPF akan start small and play safe in term of selection & amount. Cuma I hope, EPF invest in business than just share kat oversea; mcm beli tanah kat Australia untuk ternak lembu sbg makanan rakyat Malaysia etc. This give more value as a country.

Government has identified 6 National Key Economic Activities to be the engines of growth to generate high growth rates including oil and gas, electronic and electrical, Tourism, Agriculture and Financial Services

Haha, all my stock portfolio fall any one of the above.

Oil & Gas will experience strong rebound in medium & long term sbb economy is recovering worldwide, electronic & electrical will come in bila user makin sophisticated (tgk Youtube from TV, anak2 ade laptop sendiri etc), tourism mostly from healthcare, agriculture still conquered by Sawit and financial services tu mmg evergreen punya business la.

Since infrastructure & utility ni tak brapa dalam radar, expect not so exciting story from all these company; except the one yg byk venture oversea.

The NEM aims to take Malaysia to a high income country with per capita income of US$15,000, from the current US$7,000, in 10 years

Byk org suka tgk yg nih. But I think, this come with it own side effect; more brain work + inflation.

Kalau u work in private companies, your boss sure demanding more value out of you. Kalau tak boleh nak bagi value to the company, what for drg hire us la plak kan? So, u have to perah otak carik new source of income untuk company or korek la mana-mana yg boleh jimatkan kos or give more money.

So, kerja makin banyak and maybe makin stress. Kalau ramai yg tak tahan, akan ramai berenti dan cuba run business sendiri. Makin ramai org business, makin byk competition, so makin innovative la produk. As a customer, u can have more choice; xde la asyik kne bli brg import aje. Oh ya, kalau u one of those business owner, jgn la plak kerja mendengki je. Tanamkan semangat nak compete, baru la boley global.

Since gaji akan double in 10 yrs, inflation + BLR for sure naik. So kena la expect brg keperluan makin mahal, not to mention harga property yg mungkin kali 3 compare to ten years back. Mungkin nak lunch pun at least RM15 sorg, tu pn level2 food court je kot? Nak sewa rumah I guess flat pun from RM1.3k? So agak2 la sendiri gaji kena brapa baru boley survive (kesian anak2 aku weh).

Byk lg nak komen pasal NEM ni, but cukup la dulu for now. Overall, its same old story la. Judging from stock price yg mcm no effect lepas najib launch NEM, most fund manager & stock analyst agree with me. Sbb byk yg pesimistik, Najib has to prove himself.

    salam lyna,
honestly, a bit disappointing. mcm projek ‘koridor utara lembah kelang’ pun ada atau ‘polisi change utk epf’. tak holistic. 6 key sectors dan plan to double income per capita tu sgt vague. kalau gaji naik, dan harga barang naik – no point. patutnya kena ada plan juga utk curb inflation.
